When is the best time to put an offer on a property?

This often depends on what the interest levels are like for each property. If there are other interested parties and it’s a competitive market place, then you would need to put your offer in ASAP to show your interest and intent otherwise you will risk losing out. Generally speaking, if you are interested in a property and you know it’s the ‘one’, in the right location and have done your research then make an offer; why wait? Again, you may risk someone else coming along in the meantime. Sometimes people will offer on the spot which can be a jerk reaction, whereas if an agent gets a call the following morning after a viewing or second viewing, then the agent will feel more comfortable knowing that that person has had chance to sleep on things, is keen and can pass this confidence on to their client selling the property.

What questions should I ask when viewing a property?

Louise Dibble, Senior Sales Negotiator of Greenwoods Property Centre says:

On an initial viewing, it’s always a good idea to ask questions like ‘What is the owner’s motivation for selling? Are they going to be buying on / in a chain? Do they have any specific timescales we need to be aware of?’– that way, you are clear of not only when you are likely to move, but of anything suspicious – such as undesirable neighbours! Other useful enquiries to make would be ‘What works have the sellers had carried out within their ownership?’ and ‘Are there any issues which the sellers are aware of and if any, have they been quoted for by professionals?’. Also, asking for confirmation on whether the property is freehold or leasehold is essential, as there may well be additional charges to factor into your budgeting and borrowing if it’s the latter. Don’t feel embarrassed to ask anything, and if you feel like jotting a few notes down whilst looking around – do!
