Thinking of selling or buying a property but don't know where to start? Our experts are here to help

When is the best time to put an offer on a property?

Rhodri Evans, Branch Manager of Alexander May Estate Agents

This often depends on what the interest levels are like for each property. If there are other interested parties and it’s a competitive market place, then you would need to put your offer in ASAP to show your interest and intent otherwise you will risk losing out. Generally speaking, if you are interested in a property and you know it’s the ‘one’, in the right location and have done your research then make an offer; why wait? Again, you may risk someone else coming along in the meantime. Sometimes people will offer on the spot which can be a jerk reaction, whereas if an agent gets a call the following morning after a viewing or second viewing, then the agent will feel more comfortable knowing that that person has had chance to sleep on things, is keen and can pass this confidence on to their client selling the property.

Why choose Alexander May Estate Agents?

It is all about selling the location the property is in, also selling the lifestyle of living in that area. Our local knowledge is second to none. If buyers want to know about schooling, transport links, nearby outdoor activities and even how much a pint of Bristol brewed ale is in the local, then just ask and we’ll know the answer. Making sure your property hits the right target audience is essential to achieving the best price for your property and how quickly you can get a buyer. If you are looking for an agent that you can trust with utmost honesty and professionalism in dealing your most valued asset, then please contact us.

What questions should I ask when viewing a property?

Louise Dibble, Senior Sales Negotiator of Greenwoods Property Centre says:

On an initial viewing, it’s always a good idea to ask questions like ‘What is the owner’s motivation for selling? Are they going to be buying on / in a chain? Do they have any specific timescales we need to be aware of?’– that way, you are clear of not only when you are likely to move, but of anything suspicious – such as undesirable neighbours! Other useful enquiries to make would be ‘What works have the sellers had carried out within their ownership?’ and ‘Are there any issues which the sellers are aware of and if any, have they been quoted for by professionals?’. Also, asking for confirmation on whether the property is freehold or leasehold is essential, as there may well be additional charges to factor into your budgeting and borrowing if it’s the latter. Don’t feel embarrassed to ask anything, and if you feel like jotting a few notes down whilst looking around – do!

How is the best way to present our offer against the competition?

Jonathan Grant, Director of Milburys Estate Agents says:

When viewing a property that you have decided you wish to make your future home, it is wise to enter into dialogue with the selling agent to research the circumstances behind the sale and what the vendors’ own onward plans might be. In a competitive market place, where the vendors might have interest from several parties, to be able to tailor your offer to the sellers’ needs could prove highly advantageous. A good offer is not just the amount of money on the table, it is a combination of price, ability to proceed and flexibility on timescale. Also, in the case of older properties with their inherent idiosyncrasies, a demonstration that you appreciate the nature of the building, that you wouldn’t be daunted by the unexpected which might arise from a survey and that you would take a pro-active approach to the purchase.

How much will it cost me to sell my home?

Nicholas Webber FNAEA MARLA CPEA, Director  of Westcoast Properties says:

There are various packages available to sellers these days, from cheaper ‘up-front’ internet advertising to a full no sale no fee ‘high street’ service, so a lot depends on what service you require. At Westcoast we tailor a service to suit you, however, I’m very much of the opinion that when you’re selling your biggest financial asset you should enlist an experienced professional who will be incentivised to work with you to achieve the right result, which is the best price in a time frame that suits you. An agent should be rewarded and paid for a job well done as opposed to being paid upfront with no incentive to achieve you the best price. Furthermore, you could end up paying irrespective if you sell your house or not.

Why choose Westcoast Properties?

I honestly believe that having a personal contact, someone whom you can trust and feel comfortable with is essential in dealing with your property transaction. You need to know that we’re here for you throughout the transaction, we will make ourselves available – this is our solution not promise. I know you will find this at Westcoast and this is what makes us different from other agents.
